What types of property do you manage?

We manage residential rental properties and leasehold properties across Buckinghamshire. This includes single buy-to-let properties, leasehold flats, HMOs and multi-property portfolios. If you are unsure whether your property falls within our remit, call us and we will tell you honestly.

What is the difference between Tenant Find and Full Management?

Tenant Find is a one-off service where we handle everything up to the point of tenant move-in — marketing, referencing, contracts, deposit registration and handover. After that, you manage the property yourself. Full Management means we continue to manage the property on your behalf indefinitely — collecting rent, coordinating maintenance, conducting inspections, handling renewals and providing monthly statements. Most landlords find that the peace of mind of Full Management is well worth the fee.

Do you manage leasehold properties?

Yes. Leasehold properties carry additional layers of complexity that many agents are not equipped to handle properly — including obligations to freeholders, service charge correspondence, communal maintenance responsibilities and restrictions within the lease itself. We understand these obligations and manage them as part of our leasehold service. If you own a leasehold flat and want it let and managed, or if you need support with leasehold administration, call us for a conversation.

What happens if my tenant doesn't pay rent?

We act quickly. Rent chasing begins as soon as a payment is late — not after weeks of waiting. We handle all communication with the tenant, issue formal notices where required, and keep you informed at every stage. Our thorough tenant referencing process significantly reduces the likelihood of rent arrears in the first place. We can also advise on rent guarantee insurance if you want additional protection.

How do you vet tenants?

All applicants are subject to a thorough referencing process covering credit history, employment status and income verification, previous landlord references, and Right to Rent checks as required by law. We are rigorous because the quality of the tenant makes an enormous difference to your experience as a landlord. We would rather a property sit empty a little longer than rush in the wrong person.

How are maintenance issues handled?

Tenants report issues directly to us. We triage the problem, assess urgency, and coordinate with our trusted network of local tradespeople. For routine maintenance, we act within your pre-agreed spending threshold — you are not called for every small thing. For larger works, we get your approval before proceeding. You receive a clear account of all maintenance costs in your monthly statement.

What legal requirements do I need to meet as a landlord?

UK landlord law requires you to hold a valid gas safety certificate (renewed annually), an Energy Performance Certificate (EPC) rated E or above, an electrical installation condition report (EICR), and to protect your tenant's deposit in a government-approved scheme. You are also required to carry out Right to Rent checks and comply with the relevant HMO licensing rules if applicable. We manage all of these as part of Full Management and will prompt you when anything is due. We make sure you are always legally compliant.

How much do you charge?

Our fees are straightforward and transparent. We do not charge hidden administration fees, renewal fees or exit fees. We will give you a clear, written fee structure before you commit to anything. How do monthly statements work?

At the end of each month, you receive a clear statement showing the rent received, our management fee, any maintenance costs incurred, and the net amount transferred to your account. Every line is itemised. If something unexpected has happened, it will be explained in the statement — but in most cases you will already know because we will have told you first.

Can I use my own tradespeople?

Yes. If you have a preferred plumber, electrician or contractor who you trust, we are happy to work with them. The only thing we ask is that they are properly insured and able to respond in a reasonable timeframe when issues arise. We can coordinate with your chosen trades just as easily as our own network.

What if I want to switch from another agent?

Switching is easier than most landlords expect. We handle the transfer process, liaise with your current agent where necessary, and take over management with minimal disruption to your tenant. In most cases there is no void period and no stress for you. If you are unhappy with your current agent, call us and we will explain exactly how the transition works.

What areas do you cover?

We cover Buckinghamshire and the surrounding area, including High Wycombe, Marlow, Princes Risborough, Thame, Chinnor, Monks Risborough, Bourne End, Cookham, Loudwater, Tylers Green, Hazlemere and Longwick, as well as surrounding villages and hamlets. What happens if there is damage to my property?

We conduct thorough check-in and check-out inventories which form the basis of any deposit deduction claims. If damage is identified at check-out beyond fair wear and tear, we manage the claim process on your behalf — including liaising with the deposit scheme and the outgoing tenant. We keep detailed photographic records throughout each tenancy so that claims are well-evidenced and straightforward to pursue.
